The more specific this is, the faster the answer. A vague mandate is the main reason an off-market search goes nowhere.

What happens next

  • We reply either way. If nothing in the book fits your mandate, you will be told that plainly rather than left waiting.
  • Then the agreement. A buyer representation agreement with PRAXIS under Lucero Commercial Group, on the RECO form for Ontario or the RECA form for Alberta.
  • Then the funds. A bank confirmation letter, lender commitment, or confirmed line of credit dated within 30 days, covering your stated range.
  • Then the book opens. Access to what PRAXIS has actually worked, and the ability to direct where we make calls next.

Submitting this form does not create a representation relationship, and no agency relationship exists until an agreement is signed by both parties. Nothing in the off-market book is listed for sale, and no owner in it has agreed to sell.
